Bridging Finance Solutions (BFS) has reported a strong upsurge from clients within Wales, as interest in the property sector continues to gather pace.

Developers, builders and investors are targeting the second home and holiday let industry within North Wales, particularly around the Anglesey area.

BFS works closely with Hillyer McKeown solicitors of Chester whose dual language professional team tick every box for local clients. Jeanette Gwatkin of BFS explained: “There are a lot more opportunities to develop and build within Wales where certain areas are less populated and planning is fairly straightforward.

“The coastline along North Wales and further into Snowdonia has always been a natural magnet for those wanting to holiday locally or explore the opportunity of a second home. Now with a lot more movement within the property sector, we are seeing Wales as a major growth area for us.”

BFS has recently completed three deals within Anglesey. The first deal was with clients who were looking to secure development finance for a new build four-bedroom detached house on land adjacent to their own property. The second deal involved the conversion of a large house into three flats and the third deal came from clients who were keen to release equity for a renovation project.

Jeanette added: “As ever no two deals are the same but there is clearly an appetite for property development in Wales and we’re pleased to be able to support our growing client base. Working with a local solicitor who operates a dual language policy is really important and has undoubtedly helped us as we establish a growing presence there.”

She concluded: “As with many of our clients those within Wales have struggled to secure support from their banks whilst for others speed was a major factor. Bridging manages these challenges and offers that financial leverage needed to get the deal done and complete.”
