In Yorkshire, we provided a gross loan of £597,000 via a regulated chain break bridge to support a client with a GDV of £1.1 million. We know just how frustrating a break in the property chain can be, and with the project in question so promising, we were happy to provide the necessary funds to help this project reach completion.

4 – Development Loan in Ayrshire, Scotland

In 2025, we expanded our development finance services in Scotland, acknowledging the vast number of developers in Scotland who required financial support but were not receiving it from a lender who could provide fast finance.
In Ayrshire, Scotland, we provided a £646,000 development loan to replace an existing bridge and complete the conversion of semi-rural farm buildings. A project of this nature would likely have been rejected by typical lenders, but we saw its potential.

5 – Purchase Bridging Loan in Merseyside

We supported clients in Merseyside with a £245,000 loan to purchase an existing HMO, which also included planning permission for a second HMO on adjacent land. Once the titles were split, the clients required development funding to push the project forward and at BFS, we recognised the potential and were happy to oblige. The exit strategy is a buy-to-let refinance once the development is complete.

This is one of our most complicated legal bridging loan success stories. We delivered a £1.8 million regulated bridging loan to help our client refinance and clear mortgage debt as its term approached its end.
With properties spanning Scotland and England, we provided the breathing space needed for a planned exit strategy through the sale of their English residence; we really believed in the developer, and they had an impressive portfolio of past work. We provided a £260,000 development loan to transform a brownfield commercial site in East Dunbartonshire, Glasgow, into a four-bedroom detached house with garden and off-street parking. The property presented a lot of potential that certainly piqued our interest.
